Post Foreclosure
Determine occupancy If vacant Secure property and comply with any minimum city ordinances Prepare full broker price opinion to include: (1) Repair estimates (2) Photographs (3) Termite Report
Listing & Marketing (1) Input into multiple listing services (2) Install sign/eye-catching riders (3) REO advertising in various publications (4) Circulate flyers to area businesses, residents, tenants, and brokers (5) Exposure to the Internet (6) Broker and public open houses (7) Door knocking (8) Photo/ Financing facts sheets
Rehabilitation & Maintenance (1) Initiate utilities as appropriate (2) Initiate initial trash out, cleaning and landscape (3) Set-up monthly maintenance (4) Monitor repairs authorized (5) Provide completion photographs of repairs, along with invoice
If occupied Prepare drive-by broker price opinion with exterior photographs Negotiate the following for possession, as directed: (1) Cash for keys (a) Prepare Move out, Personal Property and Hold Harmless agreement (2) Prepare rental agreements (usually only on units) (a) Maintain property (b) Collect rents
Inspect weekly (1) Advise seller and/or attorney of any changes
Monitor eviction process (1) Attend trial as witness (2) Meet authorities for lockout (3) Re-key and Secure property
